A land investor is someone looking to buy your land directly, cutting out the middleman that is a real estate agent and usually paying for your closing costs. They typically close fast–in 30 days or less, and they can save you thousands of dollars.
But a land investor is a business owner, and while they will pay you cash, they’re also not an ATM. In exchange for a quick closing or resolving issues with your land, they’re only going to buy your land at a steep discount from market price. They have to make a profit to stay in business – by either reselling your land or developing it.
Selling to an investor makes the most sense for someone looking for a quick sale, or needs to resolve problems with their property prior to a sale (for example, removing liens, completing the probate process,paying back taxes, and sometimes more.)
However, if you’re not in a rush and looking to get top dollar, you’re only going to be disappointed with investor offers. If this sounds like you, you’ll be better off listing your land with a real estate agent. Even with commission and closing costs, you’ll likely net the most money. The main tradeoff is, you’ll typically have to wait several months – and sometimes longer – to get your land sold.
