Is your property in a flood zone and what does that mean?
Flood zones are fairly common throughout Florida, and flood zone maps are updated every five years by the Federal Emergency Management Agency (FEMA). As a landowner, it’s important to know if your property falls in a flood zone, as this does affect the material value of your land. So how do can you find this out?
The simplest solution is to reach out to the county property appraiser’s office where your land is located and ask if your property is located in a flood zone. They usually have access to a GIS map with a flood zone overlay. If you’re more Internet saavy, you can likely do this yourself on the property appraiser’s website.
There are also different levels of flood zones, and it’s important to figure that out as well. If your property is in a special flood hazard area (SFHA), the main consequence is if a home or structure is built on the land, they’ll have to carry flood insurance.
